The Contract Phase

We will contact you as soon as we receive ANY offer on your property. Under AZ statutes, we are required to submit ALL offers to you, even if the offer is ridiculously low, or does not comply with the terms you set forth in your public offer.
We will discuss the offer with you fully, explaining all the terms, conditions, components and contingencies along with their respective realities, responsibilities, and implications. |

Together we will decide to accept an offer, reject an offer, or counter an offer. We will negotiate with the buyers to get you the best deal possible, while maintaining a firm but friendly posture with the buyers and their agent during the negotiation phase. |

If we bring your buyers, we will represent your fiduciary interests fully, guard your confidentiality, and protect your interests to the fullest extent. We will represent the buyers fairly and honestly to the extent our fiduciary responsibilities to you permit. |

Once agreement is reached, we will keep you on the contract timetable regarding your duties and obligations as a seller. We will make all documentation required by the contract available to both you and the buyers on-time and in complete form. We will keep up with the buyers’ timetable to ensure that they are performing according to the contract. |

Working closely with the Title Company, we will maintain vigilance over all the proceedings to ensure successful close of escrow. |

We will coordinate and be present at all buyer investigations, including inspections, walk-throughs, revisits. We will act as a barrier to personal contact between you and the buyers and their representatives at all times. |
