The Listing Process


In most markets homes sell according to two key factors: Price and Condition. But in our market, essentially a resort area market, other considerations have to come into play. We will discuss those intangibles with you during the listing process.

 

Our first step is a site review—a visit to the property. On this visit, we will take pictures of key features and not-so key features to begin the process of assessing market value and the marketing plan for your property.
We will then compile our Comparative Market Analysis (CMA); that is, comparing your property to other comparable properties that have recently sold. This CMA hopes to justify an asking price and will identify the strengths and weaknesses of your property compared to others.
We will take a look at the competition—what are similar properties asking? How long have they been on the market?
We will then present our findings to you and discuss an asking price.
Once we’ve settled on an asking price, we will take another series of pictures of the home, highlighting key features in preparation for building a Virtual Tour of the property. Our Virtual Tours are complete with music and voice-over narration—very unique to our industry, and an unbeatable marketing vehicle.
  We will prepare in-home cards to be positioned strategically in the home listing key features. We will prepare a full-color brochure of the home for hand-outs. We will schedule rolling print advertising and blast emails to our buyer database, and area Realtors. We will upload your listing to our area MLS.

Of key marketing importance: Featured Listing status on our buyer’s website, including a direct link to the Virtual Tour—invaluable exposure.

As the listing progresses we reevaluate marketing effectiveness, response, number of showings and showing feedback to make sure we’re on the right track, or to make calculated adjustments.
